Ranking All Spokane Neighborhoods

Welcome to the most comprehensive ranking of Spokane neighborhoods. City of Spokane law, via our charter, establishes official neighborhood councils for the purpose of advising the city council and mayor. By virtue of city law, officials must define where neighborhoods are in Spokane and create boundaries and place names for them – a fascinating and fun exercise. Spokane formally has 29 official neighborhood designations. While many of the neighborhoods and their boundaries are accurate (at least from SpokanePlanner’s perspective), there are numerous official neighborhood boundaries that are either too broad, too influenced by irrational politics, or are not geographically accurate. […]

#17 Vinegar Flats

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 8 Predominant Housing Prices: Ownership: Around $180,000 Rental: Around $750 Housing Density: Mostly Single Family Mixed Use Rating: Fair   Vinegar Flats Neighborhood Description If this were a list of Spokane’s funkiest neighborhoods, Vinegar Flats would be ranked number one. It also has the coolest name. Natural geography and man-made obstructions have the neighborhood surrounded on all sides giving it a feeling of relative isolation despite its proximity to Browne’s Addition, Downtown, and the South Hill. There’s not a lot of reason to venture into Vinegar Flats unless you live there or are […]

Comstock Park Spokane 2018

#16 Comstock Neighborhood

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 1 Predominant Housing Prices:  Ownership: $325,000+ Rental: Very little, if any, rental options. Housing Density: Large single family residences. Mixed Use Rating: Poor   Comstock Neighborhood Description Comstock Neighborhood is a single family, upper income residential area on Spokane’s South Hill. Anchored by Comstock Park, the neighborhood benefits from its stability and superb location. From a planner’s perspective, the absence of sidewalks and an abundance of cul-de-sacs lesson Comstock’s neighborhood value. From a market perspective, however, Comstock is one of the highest valued neighborhoods on the list of Spokane’s Best Neighborhoods.   Criteria An […]

Housing Density: Large single family residences, many of which are large enough to be characterized as estates. Mixed Use Rating: Poor   High Drive Neighborhood Description High Drive is one of Spokane’s premier neighborhoods. If you’re into status symbols, you’re gonna’ love High Drive. High Drive ranks low on this list for a variety of reasons that are described in detail below. Keep in mind, however, that this blog is written by an urban planner who values characteristics of traditional, walkable […]

Mixed Use Rating: Good   Garland Neighborhood Description The Garland Neighborhood is anchored by its traditional, historic commercial district, which is quite similar to a small town’s Main Street. Of all the neighborhoods on the list, Garland likely has the most potential for improvement. As it stands, the Garland neighborhood is under-performing at number 11 and can easily take strides to crack the top five best neighborhoods in Spokane. Located a […]

In this writer’s opinion, such statements are exaggerated. Located on Spokane’s north side, at the foot of the North Hill – an incline that separates the uppers reaches of the north side from the lower reaches nearer to downtown – most […]

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 9 Predominant Housing Prices: Ownership: Around $300,000 (mostly condos) Rentals: Around $1,200 Housing Density: High Mixed Use Rating: Good   Medical District Neighborhood Description Spokane’s Medical District is the newest addition to the rankings of best neighborhoods and, my, my, has it shot up the list in a hurry. Why? Because when SpokanePlanner was recently cooking around town taking photos for the Ranking All Spokane Neighborhood’s post, I was reintroduced to the quirks that create one of Spokane’s best neighborhoods – the steep hills, the great urban density, the mixed uses, the rich […]

University District Spokane

#9 University District

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 9 Predominant Housing Prices: Ownership: About $150,000 Rentals: About $600 Housing Density: Moderate in most places Mixed Use Rating: Good   University District Neighborhood Description The University District is a relatively new phenomenon within Spokane. When Gonzaga University gained national notoriety in the late 1990s, enrollment skyrocketed. Once a small school with about 4,000 students, Gonzaga is now well over 10,000. Growth was so fast and furious for a few years, administrators have consciously decided to slow the enrollment rate to better allow for managed growth. In the meantime, Washington State […]

Lower Lincoln Park Spokane

#8 Lincoln Park / Altamont

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 1 Predominant Housing Prices: Ownership: Around $300,000 Rental: Around $1,500 Housing Density: Single Family Mixed Use Rating: Poor   Lincoln Park-Altamont Neighborhood Description The Lincoln Park-Altamont Neighborhood represent the other side of the South Hill. Located a few miles east of Manito, the neighborhood is not the image most people conjure when talking about the South Hill. However, Lincoln Park-Altamont’s obscurity only adds to the neighborhood’s mystique. The neighborhood bursts with historic homes, particularly toward the Altamont area, and has remained largely stable since development began in the late 1800s. Lincoln Park-Altamont suffers from […]

The Flying Goat Spokane

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 6 Predominant Housing Prices: Ownership: About $200,000 Rentals: About $900 Housing Density: Single Family Mixed Use Rating: Above Average   Audubon-Downriver Neighborhood Description One could easily make the argument that the Audubon-Downriver Neighborhood is actually two neighborhoods. Separated in half by Northwest Boulevard, Downriver straddles the Spokane River bluff to the south while Audubon is anchored by Audubon Park to the north. However, because both areas share the same neighborhood center (Northwest Blvd.) and both areas were developed during the same time period and thereby share very similar housing stock and architectural […]

Spokane’s Best Neighborhoods – Hipster Rating (out of 10): 10 Predominant Housing Prices: Ownership: Around $225,000 Rentals: Around $1,000 Housing Density: Moderate Mixed Use Rating: Good   South Perry Neighborhood Description It wasn’t too long ago when the South Perry Neighborhood had a less than desirable reputation. Growing up the neighborhood, I would routinely ride my bike to the old Altamont Pharmacy and buy penny candy. The trip, however, involved navigating Grant Park unscathed. As a fourth-grader with low blood sugar I was willing to take the risk. To say the least, unsavory characters enjoyed loitering around Grant Park – nothing gets […]

From a livability perspective, Downtown’s resurgence as a viable residential […]
